For independent hotels

For the hotel where the owner still checks rooms.

Livion runs the work behind the stay for owner-run 3 to 5 star hotels. The board shows every room today, a photo becomes a repair ticket, deliveries book themselves into stock, and Nebbia answers from live data. Your PMS stays. Your team needs no training day.

What is Livion?

Livion puts rooms, repairs and stock on one board for 3 to 5 star hotels and hotel groups: Rooms and housekeeping, Maintenance, Warehouse, Restaurant and MICE, read live from the hotel’s existing PMS, with Livion Flow automations and the Nebbia AI assistant built in.

  1. Saturday, 11:40, one housekeeper sick

A checkout in the PMS marks the room dirty and the board re-sorts the cleaning run: rooms with a guest gone and an arrival waiting move to the top. An arrival into a room that is still dirty or off sale is flagged hours before the guest is at the desk.

  2. A photo and a sentence instead of a walk to reception

Anyone on the team reports a problem with a photo and one line. Livion fills in title, priority and area, checks it is not a duplicate and assigns the technician. The room goes off sale from the ticket and comes back when it is fixed.

  3. Start with one department, pay for one department

Most owner-run hotels start with Rooms or Maintenance. When the next module comes, rooms, staff, suppliers and permissions are already there. You pay only for the modules you use, and the quote names the onboarding in writing.

  4. Your team, in their language, on their phones

Housekeeping and technicians use Livion in the corridor in Italian, German or English; each person picks their own. Reporting a problem is a photo and a sentence, so there is nothing to learn for that. Rooms come from your PMS or are generated in one step; stock lists are imported by AI.

  5. A demo on your own rooms, 30 minutes

A demo takes 30 minutes on your own rooms and departments, not on a sample hotel. If something is not right for your hotel, you hear it in the demo, not after the contract.

By department

Start where it hurts most. Add the rest when you are ready.

Each module works on its own. The next one already knows your rooms, staff and suppliers.

Buyer FAQ

Questions hotel teams ask

Is Livion a PMS?

No. Livion does not manage reservations, channel distribution or guest check-in. It connects to the existing PMS and coordinates the operational work behind the stay.

Can a property start with one module?

Yes. A property can start with the workflow that needs the most attention and add other available modules later.

Is Livion worth it for a hotel with one housekeeper and one technician?

That is the hotel it is built for. Start with the one module that hurts, use it on the phones you already have, and add the next when it earns its place.

How long until the team actually uses it?

Rooms come from your PMS or are generated in one step, stock lists are imported, staff get an email invite. Reporting a problem is a photo and a sentence. The rest of the onboarding is scoped with you before you sign.
