Every property runs its own day. You see all of them.
Livion gives each property its own board for rooms, repairs and stock, read from that property's PMS, and gives group management one view across all of them. Staff who work in several properties switch between them with one login. Roll out one property and one module at a time.

Checkout in the PMS marks the room dirty. The board sorts what to clean first. Nobody calls reception.
Livion puts rooms, repairs and stock on one board for 3 to 5 star hotels and hotel groups: Rooms and housekeeping, Maintenance, Warehouse, Restaurant and MICE, read live from the hotel’s existing PMS, with Livion Flow automations and the Nebbia AI assistant built in.
One operation per property, one view for the group
Each property keeps its own rooms, tickets, stock and permissions. Group managers see and compare all properties without walking into any of them; property teams never see each other's data unless you want them to.
Roll out property by property
Start where the pain is loudest: one property, one module. Rooms are created from that property's PMS or generated in one step, stock lists are imported by AI, staff are invited by email. The next property reuses the roles and workflows the first one settled.
The same mechanics in every house
A checkout marks the room dirty and the board sorts the cleaning run. A photo becomes a maintenance ticket with a priority clock. A delivery note becomes a stock booking. Livion Flow automations read as plain sentences and run the same way in every property.
Staff who move between properties
A technician or duty manager who covers several houses belongs to all of them and switches with one login. Nebbia answers inside each person's permissions, so a question about tonight's arrivals is answered for the property they are standing in.
Each property keeps its PMS
Livion connects to the PMS a property already has and runs the operation behind the stay. Properties with different PMSs can still run on the same Livion group. Tell us which PMSs are in use and we check the connections with you.
Start where it hurts most. Add the rest when you are ready.
Each module works on its own. The next one already knows your rooms, staff and suppliers.
Rooms
Every room today: who leaves, who stays, who arrives, and whether it is ready.
- Checkout in the PMS marks the room dirty, and the board sorts the cleaning run by priority.
- Conflict alerts for an arrival into a room that is not clean, or into one that is off sale.
Maintenance
A photo and a sentence become a ticket with a priority and a deadline.
- Livion checks for duplicates and suggests a fix in the technician’s language.
- Room off sale from the ticket, released again when it is resolved.
Warehouse
Deliveries, stock and orders without a single spreadsheet.
- Livion reads supplier delivery notes and invoices and proposes the stock booking.
- Stock is tracked lot by lot, and low stock turns into a supplier order.
Restaurant
Bookings, floor, orders and bills, charged to the room when the guest is in house.
- Online booking page, host stand and kitchen display in one system.
- Room charges posted to the guest’s folio in the PMS.
Questions hotel teams ask
Is Livion a PMS?
No. Livion does not manage reservations, channel distribution or guest check-in. It connects to the existing PMS and coordinates the operational work behind the stay.
Can a property start with one module?
Yes. A property can start with the workflow that needs the most attention and add other available modules later.
Does every property need the same modules?
No. Each property switches on the modules it needs. The group view covers whatever is enabled where.
How is a group quoted?
Per property, based on the modules, the size of the property and the onboarding work, in writing within 1 business day. A group quote lists every property separately.
